Floor Cleaning, Stripping, and Waxing NYC: Protecting Your Biggest Surface Investment
By Clifford Strong, CEO of JC Protection LLC | September 29, 2026
Your floors are the most heavily used surface in your building. They absorb foot traffic, spills, chemical exposure, furniture weight, and daily abuse — and they reflect the overall condition of your facility more than any other surface.
Professional floor cleaning, stripping, and waxing is not a cosmetic service. It is preventive maintenance. Properly maintained floors last significantly longer than neglected ones — and in a commercial building, floors represent a serious capital investment.
JC Cleaning Service provides professional floor care services across all five NYC boroughs, serving schools, offices, retail spaces, and commercial facilities.
VCT is the most common commercial flooring in New York City schools, hospitals, and institutional facilities. It requires regular stripping and waxing to maintain its appearance and protect the surface from wear.
Our VCT stripping and waxing process:
Commercial hardwood requires very different care than VCT. Excessive moisture, the wrong cleaning products, or aggressive scrubbing can cause irreversible damage. We clean commercial hardwood with appropriate dry and damp methods and use hardwood-compatible cleaning agents.
We clean tile with commercial hot-water extraction equipment and machine scrubbers, and can treat grout with restoration products to remove years of embedded soil and restore the original color.
Maintenance typically involves daily sweeping and damp mopping, with periodic application of concrete-specific sealers and densifiers. We do not treat polished concrete with wax finishes designed for VCT.
We assess each floor type before selecting products and equipment.
| Setting | Recommended Frequency |
|---|---|
| School hallways and cafeterias | 2–3 times per year |
| Office buildings (moderate traffic) | 1–2 times per year |
| Retail stores (high traffic) | 2–4 times per year |
| Healthcare facilities | 2–3 times per year |
Between full strip-and-wax cycles, regular buffing and spray buffing maintain the finish and extend the time between full restorations.
Gymnasium hardwood requires products that do not create slip hazards, finishes compatible with athletic use, seasonal deep cleaning and refinishing, and avoidance of moisture that can warp boards.
Commercial floor care requires commercial-grade equipment, proper chemical dwell time, thorough rinsing, and skilled application of finish coats. Professional floor care pays for itself in floor longevity and eliminated re-do costs.

A typical school hallway or medium-size office may take one to two nights. Larger spaces are staged over multiple nights to avoid disrupting operations.
With proper daily maintenance, a professional strip-and-wax can maintain its appearance for three to six months before buffing is needed and six to twelve months before a full re-strip.
Yes. All furniture must be removed from the area before stripping begins.
Yes. All of our floor stripping and waxing is performed after business hours.
Stripping removes old finish completely. Buffing uses a high-speed machine to restore sheen to existing finish between full strip-and-wax cycles.
